Job Description

Redwood Materials wants a Director of Powered Land Development to establish its land development function, which does not yet exist in full. The position is remote and full-time. The right person is a seasoned development leader who is comfortable deciding with incomplete information, speaks for the company with property owners, lawyers and public officials, and can design working methods from scratch.

The director's remit is to locate, vet and move forward candidate sites for the solar and battery storage projects run by Redwood Energy. Typical work covers land use and zoning checks, early screening for deal-breaking problems, and steering the permitting and approvals process. Government relations and community engagement tied to those sites also fall within the role, as can grid connection and utility queue follow-up.

On the control of land, the director negotiates leases, easements and options with owners and their agents, and manages agreements on economic incentives, taxes and community commitments. The job also includes building financial and valuation models that test site economics, development spending and expected returns, and keeping trackers current for land holdings, the pipeline, spending and timelines.

The posting describes Redwood Materials as a company founded in 2017, which it says runs the largest lithium-ion battery recycling operation in North America. Its energy business is credited with a second-life battery installation billed as the biggest of its kind globally, which supplies power to AI data centers. The company is said to be profitable.

Qualified candidates will hold a relevant degree, for example in planning, business, engineering or real estate development, and bring more than a decade in energy project development, property development or land acquisition. Work on large solar, storage or data center developments is an advantage, and extensive travel is part of the work.

Responsibilities

  • Find, screen and assess prospective solar and storage locations in target regions, including land use and fatal-flaw review
  • Own entitlement and permitting strategy with local, county and state authorities
  • Support government affairs and community outreach linked to candidate sites
  • Secure site control through leases, easements, options and similar contracts
  • Act as the company's representative with owners, brokers, customers and officials during site selection
  • Create and maintain financial and valuation models for site economics
  • Keep trackers current for land holdings, pipeline stage, budgets and schedules
  • Manage outside consultants, engineers and counsel against budget and timing targets

Requirements

  • More than ten years in energy project development, property development or land acquisition
  • Proven track record moving applications through county permitting, zoning and entitlement steps
  • Record of finding and negotiating site control deals directly with owners and agents
  • Practical grasp of financial and valuation modeling
  • Skill in building processes and tools where little infrastructure exists
  • Readiness to travel widely for site visits and stakeholder meetings

Qualifications

  • Relevant degree in planning, business, engineering or real estate development
  • Prior work on large solar, storage or data center developments
  • Relationships with local officials and community stakeholders
