  • Create and oversee integrated development roadmaps, schedules, budgets, and milestones
  • Maintain accountability for development budgets, underlying assumptions, and the pre-construction risk register
  • Direct weekly development reviews and executive readiness meetings to recommend Go or No-Go milestone decisions
  • Coordinate utility planning for electrical service, substations, fiber, water, sewer, stormwater, and transportation access
  • Manage permitting, entitlement activities, and owner obligations alongside municipalities and engineering teams
  • Establish development readiness criteria and project handoff standards prior to project turnover
  • Serve as the primary development liaison across internal business groups and external consultants

Requirements

  • Possess eight or more years of professional experience in data center, industrial, infrastructure, land development, or mission-critical projects
  • Demonstrate practical experience handling permitting, entitlements, utility coordination, consultant management, and development planning
  • Show a strong understanding of infrastructure development, owner budgeting, development scheduling, and risk management
  • Bring experience coordinating multidisciplinary teams across engineering, utilities, design, legal, and construction functions
  • Demonstrate excellent communication and executive presentation skills
  • Hold authorization to work in the hiring country with the ability to provide proof of employment eligibility

Qualifications

  • Earned a Bachelor's degree in Civil Engineering, Construction Management, Architecture, Real Estate Development, Urban Planning, or a related discipline, or possess equivalent experience
  • Bring prior experience supporting hyperscale data center or artificial intelligence infrastructure development
  • Demonstrate familiarity with utility coordination, entitlement strategies, infrastructure planning, and owner representation
